Seems very busy when I have driven past recently. Quite a few people sitting outside in the garden.
But I'm not quite sure it can be that nice sitting right next to the busy road.
The smell from the sewerage works just the other side of the railway tracks can be quite strong in that area sometimes as well.

Marstons have built a very similar pub in Witham, where I live, recently, and it is excellent. Hopefully this one will be as good. Normally have a good range of ales.

I'd be surprised if anyone does tbh, it's a bit far out from the hall, You've got the railway for the liverpool street line, you've got any of the pubs in southend centre for the fenchurch street line, or the spread, it just seems a bit too far for me but I may be completely wrong

I drove past on the way home about 6ish and it looked busyish with a few blue shirts sitting outside.
 
They think their something special in there. Book a table if you want to eat, in a pub?

Jai I live in Witham too. The pottery Kiln blows hot and cold to be honest, sounds like you were lucky, unless they've bucked their ideas up. When the estate is finished nearby that place'll be heaving.

You know where Tommy Tucker lives. That's the filthy end-of-the-night takeaway opposite the Swan...
