Condition(s):

1 Start within five years (C001)

2. No development shall commence until precise details showing existing and finished land levels relative to the siting of the approved road and immediately adjoining land have been submitted to and agreed in writing by the local planning authority. Thereafter, the development shall be implemented in accordance with any details as may be agreed in writing by the local planning authority.

3. No development shall take place until there has been submitted to and agreed in writing by the local planning authority a scheme of landscaping for the site. This shall include details of all the existing trees and hedgerows on the land and details of any to be retained, together with measures for their protection in the course of development; details of replacement habitat to include the number, size, species and location of the trees and shrubs to be planted together with a planting specification, details of the management of the site, e.g. the uncompacting of the site prior to planting, the staking of trees and removal of the stakes once the trees are established; and details of the treatment of all hard and soft surfaces (including any earthworks to be carried out).

4. All planting, seeding and turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the building or the completion of the development, whichever is the sooner, and any trees or plants which within five years from the completion of development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation.

5. No development shall commence until precise details of any lighting and associated lighting columns have been submitted to and agreed in writing by the local planning authority. Thereafter, the lighting shall be implemented in accordance with said details and maintained in the approved form.

6. No development requisite for the construction of the access road shall commence before details, plans and particulars of the site drainage strategy have been submitted to and approved in writing with the local planning authority and the approved drainage strategy shall be implemented concurrently with the construction of the access road.

7. No development or preliminary groundwork of any kind shall take place until the applicant has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted to and agreed in writing by the local planning authority.

8. Noise insulation measures to protect dwellings immediately to the north of the site shall be implemented within six months of the road opening to public access in accordance with details which shall have been submitted to and approved by the local planning authority. The noise prevention measures as installed shall be retained at all times thereafter.
 
Hmm... probably Lansbury adding a little value to their investment, nothing more. It's a planning application to be started within 5 years for the internal roads infrastructure of the development site.
