TALKS over a parade of shops holding up plans for a new Blues stadium are making good progress, a trader said.

The future of the parade of eight shops, with seven flats above, on the corner of Victoria Avenue and Fairfax Drive, Southend, has been the sticking point for plans to build a new Sainsbury’s supermarket at the site.

Club bosses said the hold-up to the Roots Hall development is the only thing preventing the Blues starting work on a new 22,000-seater stadium at Fossetts Farm.

Kris Sale, 40, said he has been dealing with Southend United and Sainsbury’s jointly and they have made him an improved offer of £235,000.

Mr Sale, who runs Sale Appliances, said: “They are still negotiating with us, but they have increased their offers.

“I don’t mind moving, as long as they come up with realistic offers. Sainsbury’s is going to make a fortune out of this place. It’s one of the best plots in Southend.”

Mr Sale, who has run Sale Appliances for 16 years and lives in the flat above the shop with his family, said he was looking to move to new premises, in London Road, Westcliff.

He said one resident and one shop, formerly M Phones, came to terms with Sainsbury’s about six months ago and agreed to move.

Two offers made to the consortium of shop owners and residents were refused last year.

One included an offer of £1.5million for the eight shops and seven flats, and also money individually, but on the condition everyone accepted.

Ron Martin, Southend United chairman, said: “Kris Sale and I are talking positively. It is hoped terms can shortly be agreed to acquire the freehold of his two shops and the leasehold of his third shop.”

However, Mr Martin said no progress has been made with the Super Pizza and Pizza Man shops in the parade. In November, Southend Council agreed compulsory purchase orders could be used to force shops to move out, if no agreement was reached.

However, both pizza shops said they would challenge a compulsory purchase order, through a public inquiry.

Unfortunately, you can't blame them for trying. As Mr Sale says, Sainsbury's will make an absolute fortune....

Edit: Especially when you read that Mr Sale is looking to move to London Road. I don't know of many, if any, appliance shops like him in the area. If the pizza shops are doing ok, then they aren't going to want to move. The location is more important to them. Realistically the chances of them succeeding if they did the same and moved to London Road would be slim, as there is an abundance of rivals in the area. They're playing hardball, because deep down they probably know they will have to move, but the longer they drag it out, the longer they are in business, and the chances are, the more money they will make from the sale.

Ofourse you can't, we'd all do the same, I'd personally say alright I'll take 200,000 but you have to let me have a pizza shop or some kind of pizza van on site at the ground! Same with Mr Washing Machines, let him provide all of the servicing and machines at the new stadium!
 
Thats what makes me laugh. Some of our fans are still packing the pizza places out on a match day. WTF is that about

But are they doing ok? I've lost count of the number of takeaways on that strip which have gone bust over the years and they only ever seem busy on matchday.

You're right that they'd struggle on London Road but I think there's plenty of vacant commerical properties round the corner from Roots Hall on West Street and East Street.

Also like the idea of offering the pizza place the option of some accommodation as part of the new ground. He must make a chunk of his money from matchdays and deliveries anyway, so it should make sense for him to relocate to the new ground site, especially with it being near other industrial sites and the school.

I wonder if this has been raised by either party in the negotiations? Anyone got any insight on that?

What do they do for the two years between selling up at Roots Hall and FF opening though? I'd have thought that Sainsburys would be keen to build what they can pretty promptly so they'd have to move early on.
 
My understanding is that the pizza places do quite a lot of deliveries, so is the plot such a key issue for them? As Beefy says, there are other plots nearby which might be better in terms of location.

The Pizza place on the corner must have been under six different entities in the last six years or so... It was an internet cafe at one point, for crying out loud.

I would imagine that if RM was going to go for a Pizza outlet at the new development Pizza express or Pizza Hut would be his first choice

We all know that indepedant food vans are the best, TBV wouldn't doing much drumming or singing if this was the case though...
 
The one business around there which I'd have thought would have kicked up a fuss would have been the Indian next to the Pizza place just on the Fairfax side. Cheap & nasty pizza places will set up and trade anywhere but people like their local Indian restaurant/takeaway and that would be the business that I'd have thought would have been potentially hit by moving elsewhere. Have they agreed to sell up?
