CBRE Loan Services Ltd had a turnover of £12 million and an operating profit of £5 million in 2020. And they paid their taxes (over £1 million) giving a gross profit of £4 million.

Now that's how to run a company Ron.....

Interesting that the Registration of Charge dated 22nd July 2022 includes a debenture taken out by Roots Hall Limited (Signed by Jack Martin) with CBRE Loan Services Limited which includes the following freehold property/land:-

Which would certainly indicate RHL owns the land at Fossets and hence that plan showing land ownership on the Fossets site i.e. Squire Land for training pitches, Tibeca Land for Stadium & Plaza site and oddly, at this point at least, SBC for the site of most homes is not correct?

If CRBE has a security against the land for stadium & plaza it will be as land valued pre final planning and build. Quite possible that the moment the new planning is signed off and the build start the value of the land increases substantially and there is something in place that frees up a significant amount of money.

It very much fits we are talking about a bridging loan as its not a loan backed by a charge on land, rather a bridging loan secured against a future contractual entitlement.

makes sense that all this is consolidated with CRBE as they are a specialist industry player and well used, I imagine, to these type of arrangements.

Great work @The Big Dady it's clear Ron is completely on his last legs and we are so close to the end. Whether this is a good or bad end is yet to be defined. I won't say anymore
 
I am not an accountant and know even less about property development.
It seems from this thread that Ron has involved himself with some entities who have serious assets at their disposal.
To the ignorant this begs at least two questions:
(a) Now Ron finds himself in a predicament would it be regarded as normal to leave him twisting in the wind? The entities involved would surely not regard the amount required for the bridging loan as hard to access.
(b) Hypothetically speaking could it be to the commercial advantage of any of Ron's 'partners' to see him go to the wall and then be able to take over the development for themselves? I am speaking generally of course and not in any way implying that anyone presently involved with Ron would ever contemplate such a course of action.
Forgive me if these questions only display my ignorance and I have missed the point.
If that is the case can someone who fully understands the situation offer a guess as to how likely accessing a bridging loan now seems?
