do we need 22000 seats ?

It will certainly not be anything like the morgue that is Stadium:MK. I can assure you of that...

Their stadium had two major issues. Firstly, the whole top tier had no seats, and secondly the roof wasn't attached to the rest of the stadium.
 
look at the reality,

last 10 years how many times could the 22k stadium be sold out.......twice against united and chelsea.

during those last 10 seasons there have been around 250 1st team games at the hall including cup ties,yet less than 1% would have been sold out,even during the 2nd tier seasons i could have seen 15k against the fancied outfits yet remember a freezing tuesday game against palace when bassett was in charge and only 7000 attended.

22k arena is pure fantasy in my book and unless the club made the top flight and stayed their will become another white elephant.

White elephant are not something similar to Grays Athletic Plans for a new stadium over near Blackshoots they dont have the fans to fill the rec at the present moment so why build a new ground

we certainly need a new ground and RM has indicated 22,000 all seater
we are allowed apart from football to use the arena from concerts etc
i seem to call from the early palnning meetings held in rayleigh no point in having a half completed stadium like MK Dons if we are going to need to generate more income better to have the required seats in the stadium

There are many good arguments for & against a 22000 capacity. I just feel we have the potential to be an established CC club. I think we have a big enough catchment area to tap into and think we could within a few years (IF we can get promoted and get the thing built) be capable of average home gates around 14k, similar to the likes of Swansea, Plymouth & Huddersfield. If this were to happen, it stands to reason there would be probably half a dozen games a season that could attract around 20k.

I know there's alot of if's, and there are no guarantees. But it just seems so unambitious to build a stadium that is hardly any bigger than what we've got. To me it just says we're L1 / L2 & happy to stay that way. As others have said, sometimes you have to take a leap of faith. 30k would be too many, around 20k shows a realistic level of ambition in my opinion.

grays fc had crowds of 1500 on average 2 years ago,yet they are still playing at the same level and crowds have dropped to around 500!!!!which proves crowds come and go.

ron martin can say what he likes regarding the size of ground ect the proof will be when its built,being honest i cannot see any stadium being completed within the next 5 years and would be amazed if the club remained with current plans.

the housing market has dropped like a stone whilst retailers are either going broke or struggling to make ends meet add the fact banks are fearful to lend money and we have a situation where the current build plans and costs have been blown apart.

when the club annouced the plans the housing market was flying ie if thew club built 100 houses and sold for 250k per unit = 25 million,yet because of the downturn in this market the same 100 houses would be worth 18 million and that assumes they could even sell them in the 1st place.

Im fully aware of the reasons why grays are looking to develop a ground away
from the rec and it has to be all seater stadium to gain access into the Football League

i was born in the area my mother still lives in the area i have relatives who
where connected to the club i still like to keep up with there developments
but i cant wee them being promoted for many seasons yet

but a futher point to your post the club had no intention of building houses
they have plans for 127 flats on the site of which some where to be handed over to the council as part of the deal i seem to recall

despite the downturn we have 3 houses in Hockley that have just been sold
in excess of £350,000.00 and a further delvelopment just up the road of 6
bungalows on the market further houses are being built although in small
lots they are selling

who wants to play in an empty stadium week after week with no atmosphere. remember it at coventry, leicester, mk and the list goes on. all new stadiums that are too big for their team. we are going to be added onto that list.

imagine a 22k stadium with an average of 10 possibly max 12k. not good in my eyes.
 
A 22K stadium is (apparently) required to house more offices, restaurants and bars etc. Personally I hate the idea of such a big stadium, as like it or not the Blues ARE a Div 1/2 Club - we've only spent 7 years of 90 or so above our present status. Didnt Darlington go down this road and now have 3,000 sloshing around in a 25k stadium?!
I do understand the 'ambition' argument, but I still think that a 'Doncaster' type stadium(c16K) would be ample for our catchment area. It must be remembered that we live in a 'corner' with poor access and the majority of locals 'support' a London club anyway.
Having said all that, I too am very doubtful this developement will get off the ground anytime soon, as the main reason for the relocation is to maximise the value of the Roots Hall and Boots and Laces freehold and as we all know, values have been slashed over the past year.

I think this is a good summary of the situation.
There is little history of crowds big enough to fill a 22k stadium (or even a 17k stadium) but the catchment population is enough to fill a stadium bigger than 22k.
The club either has a choice to accept permanent lower division status and go for a smaller stadium or try to establish itself as a championship club - if the latter then a 22k stadium is the better option.

10 years ago we were regularly playing in front of crowds of 3/4000 thats 25/33% of current capacity ! It was still possible to create a good atmosphere during these times. If we get 10k in a 22k stadium then that almost 50% so imagine what we could do if we all pulled together !

Interesting. I know people inherit things from their parents, but I didn't know it extended to spelling. Your dad also couldn't spell etcetera correctly, he also abreviated it as "ect" intead of "etc".

As I have pointed out before, the Southend Connerbation is about the same size as Middlesborough. Their ground holds 35,100. If we made it into the Championship again we may not be able to fill 22,000 seats (certainly not to start with) but we should need more than 15,000.

There are a lot of people in the area who would go more if the best 4,500 seats hadnt already been taken and the place is, lets face it, a dump..
