Am I missing something here?

If the covenant specifies that the ground is for a professional club in the Southend area then what is to stop anyone creating a professional club to stop the covenant being scrapped. Does it state the club must be in the league or any league? Surely professional merely means paid and full time. I am sure a full time club could be formed, it does not mean it has to have a team, in order to scupper any cloak and dagger plans to rid the Blues from their ground. Come on Matt, you seem to be the legal eagle. What would have to be done to satisfy conditions of the covenant should any unscrupulous developers attempt to mess with our Blues?.

The covenant on Roots Hall says that it can only be used as a football ground for Southend United Football Club Ltd. I cannot lay my hands on my copy of the Land Registry document at the moment though. However the bottom line is that the club must be kept going at all costs!
