None of that is deceitful. They publicly announced they were reviewing all their future store plans. It was poor timing for us, and the review took time.

They claimed that they were not going to develop certain sites but that RH was still part of their plans. Whilst opening local stores around the town and planning to spend several million on the Southend store.

They have known their plans for a long time and as it was the very future of our club they risked as along shot for their company or dare I say just to stop a rival opening in the town. I would call that deceitful.

It wouldn't surprise me if a deal has been done with another developer for the Roots Hall site, as per my other post I would think Redrow or Weston Homes.

There was planning permission granted for both in 2008. The new planning application is bigger but I guess BL need more to make it a financially viable project for themselves.
 
RM owns the land that has planning permission to build a retail park and stadium. He also owns the RH site, which will of course be developed once we move to FF.

Ron will have a number of options regards the RH site. He could sell it to BL as part payment for the stadium, although looking at the increase in the retail with the new project i'm guessing that that's their bit to keep as the fee for building the stadium. He could sell to a large house building company, retail other than Sainsbury's or even develop the site himself.

My guess would be he will already have a buyer lined up for the RH site for houses as a) the council need to build residential and we have an acute shortage of land in the town. b) He will need the money fast to complete the forth side of the stadium which is the money earner. Remember he will have the two blocks of flats to sell and a hotel to rent out.

Who knows one of the many international criminals who love to launder their money via an English football club may then step in and make Ron an offer he........has been praying for all along.

I think the 2008 application is now longer valid and has been superceded by the Scoping Application that was submitted by Ron last September.

True, but land that has had a previous successful planning application even if it has ran out of time, it is always more valuable. It also makes a new application more likely to be passed by the council. Which is why BL have decided to come on board.

Yep I can't see a problem with the council approving a new application once submitted but let's hope it doesn't get called in again by the Secretary of State or whatever the department is called now.

Yes agreed. Our main hurdle will be that now its a bigger project, then whatever the negative aspects are, they will also be bigger. This will of course give new ammunition for the NIMBY.

When I attended a meeting recently the council were saying 'when the new stadium is built' so they are using positive language towards the stadium!

I regularly use the phrase "when we win the league", but I don't have a particular year in mind
 
who knows but the architect did tell me at the presentation day he was off to draw up the plans for committee March/April. If they missed that there would be a delay because of the elections. Best advice though is don't hold your breath.

I don't have access to the master financial plan, that's hidden deep in the vaults of RM's Bond Baddie type lair. Obviously it wont be our club.

The original scheme was for Sainsbury's to pay for it and of course they were to given the RH site as payment. I'm only guessing but from what the council want in the future, RH will now become a residential project which is not BL's normal thing. So they must be taking the retail section of FF as that's what they specialise in. Who knows maybe RM will still own the land and lease it to BL.
 
Just to be clear, my understanding of this (having worked with very similar companies in my line of work), British Land are nothing more or less than a delivery partner in this amended proposal. Their focus will be on the generous amount of commercial opportunity on this site.

In the simplest terms, their interest will be in helping to ease the Club's path to obtaining conditional planning and filling any funding gaps, as both the short term capital gain and possibly longer term revenue benefits of the retail and leisure (cinema/hotel) are obviously an attractive proposition. They will obviously take a share of the reward for taking a share of the funding risk.
As sceptical as I am and always have been about RM's ability to deliver this hugely ambitious scheme, British Land is a major player in this market, and their involvement fills me with a little more optimism.
 
As the guy in charge of the college pointed out he tried to sell their land to Sainsbury's no less than seven times before he got the hump. Sainsbury's have deliberately stalled the project whilst they access their future regarding expansion or not. They did the same with Bristol Rovers.

Whatever you think about RM it is not in his interest to delay the project. He has jumped in bed with BL because clearly Sainsbury's have no intention of ever building a supermarket at the RH site.

We used to have Access on Priory Crescent.....maybe RH is going to put it all on a credit card? Think of the Tesco points!! He could eat free at Bella Italia for years!
