Stadium plans include 127 flats ?

Yeah that would make sense after Ron said the stdium would be in use 24/7. They have similar at a lot of stadiums nowadays, West Ham have hotel rooms in the new stand overlooking the pitch.
 
I'm sure the plans have something in place to account for this but having a shopping area and a football stadium on the same site is surely asking for a traffic nightmare?

Why when there will be 3 access roads to the site?

When I viewed the model yesterday, it was pointed out that the large buildings outside the stadium were "residential units" . Apparently quite a few people were assuming these were the hotel. The hotel is going to be part of a stand and so can be used as hospitality suites on match days. The club have produced a leaflet detailing the facilities. The main things are: Football stadium (22000 seats) Stadium parking for 984 cars + coaches. Hotel with 114 bedrooms. Conference facility for 750 people. 3 main restaurants - 1000 people. Supporters food & drink concessions (15) State of the art open concourse bars (8) Pub style supporters bars (3). Ticket offices/club shop/club offices. Players hostel. 127 residential units with car parking. Retail development of 13941sq metres with 590 car parking spaces. Areas for Community & Educational Trust etc. Study Support Centre. Associated infrastructure, landscaping and access roads.
Think that just about covers it all!
 
Bloody hell, and I thought Arsenal were being nice by adding a few houses to the Ashburton project.

Wasnt meant as a comeback, I havent got a picture of the stadium here and didnt know whether there was a building I hadnt noticed.

whilst it's excellent that Duddridge is 100% supportive it's the local councillors who have the say . However it is the Director of Planning that will make recommendations to the council.

sorry, i cant divulge my source but its from the very top i can tell you that!
I would imagine there is a lot of truth in this. Ron needs a certain amount of enabling development to fund the stadium and it would make sense to have some slack in the application so that if the Council do not like a particular bit of it, the remaining development would still be sufficient to fund the stadium.

Also if he deletes a part of the application, it may give the impression he is responding to some of the concerns of the objectors !
 
Story in todays echo regarding the plans for Roots Hall.

Sounds like they are hoping to buy the land that the row of shops and the college  reside on and develop that too.

If that was to happen they are looking to build 400 flats in 6/7 story buildings a couple of shops and a supermarket.

Have to say that I really hope that gets toned down, Id hate to see 6 storey blocks of flats sprouting up over Southend.

With current plans, thats 530 flats over both developments. I know nothing about property development but if every one sold for £120k thats 63 million pounds for the flats alone!

Old cynic time : Is Ron doing this solely for SUFC benefit or to make as much money as possible, or a bit of both. If the money goes to SUFC great!
 
obviously its not quite that simple... and how much SUFC will see of that money im not sure... again im not too keen on tons of new builds going up around the stadium, but the money has to come from somewhere and i think these schemes are designed to give SUFC a steady guaranteed income for our future.

Looking at new developments of flats though, you are looking closer to 160k for a two bedroom apartment in a new build.  That would be closer to 85 million... Even taking off costs (which I have absolutely no idea about!), I would still say that would be a tidy sum...

And personally if the new builds are of a decent design I do not think it much of an issue to get a lot of new flats in the area. When you look at the state of some of the buildings in and around Southend, it cannot possibly get any worse!

Might slow down the property market in the area for first time buyers, which can only be a good thing too.



 
BTW if anyone is confused about where the hotel at the new ground is going.  You need only to look at the detailed plans on the Southend Council site, which can be seen via the pinned link about writing in.

If you view both the Upper & Lower box levels there can clearly be seen a large number of rooms with bed shapes in the West stand i.e. the one nearest the crematorium.

On the Upper level there are 20 rooms facing the pitch & 26 behind those, looking out I presume, and on the Lower level it looks like 24 facing in & again 26 facing out.  How that works practically that the inward facing ones are used as boxes on a match day I've no idea.

Got to say the plans do look awesome, especially compared with the tinpot effort Cull Ewe were thinking about.  Their 3 stadium pdf files (ground, level 1 & 2) are on the page below

No I realise that, but with an 85 million pound development even if they cost 50 million, thats 35 million profit !

Ive no problem with more homes being built Im just concerned that Ron seems to want to build 7 storey buildings. As resident of Southend I dont want to see too many high rise type developments no matter how nice they may be designed.
