The club’s owner Martin Dawn will build 160 units into the North Stand of the new 21,000-seater Fossetts Farm stadium, in addition to 300 for-sale residential units that will be built as part of the masterplan in nearby tower blocks.
Building homes for rent into the stadium allows the owners to “keep control of the building”, a source close to the project said, describing the move to build PRS directly into a football stadium as “ground-breaking”.
Martin Dawn is also in advanced talks with Hilton to anchor the 131-bed hotel planned for the scheme, which will also be incorporated into the stadium.
The owner will submit a revised planning application next month to reflect the changes, which will also see the retail space upped from 230,000 sq ft to 300,000 sq ft.
British Land is in discussions to forward-fund the retail element of the scheme, but no deal has yet materialised.

The councillors want more residential so they can meet government targets.

If it gets BL interested, and the council agree it, then who really cares about the priorities? My (rather tongue in cheek) issue is that if we have a hotel and flats built into the stadium there might not be any room for any seats!

Yes, it probably will get opposition from various sources, it is up to us to make sure that we contact local councillors and the media pledging our support for this project when it reaches the planning department.
 
The Club could be a little more sensible here, and dramatically reduce the design complexity and size of the stadium bowl, thus in turn dramatically reducing the need to keep persistently upscaling the enabling commercial and retail elements.

I have many ideas, but alas, I'm not part of the consultancy team, so my views are largely worthless.

That would be my advice anyhow.

and why would you be part of the team? you have mentioned many times on here that you wanted to be involved, the club are not going to let you be involved just because you have an interest in the site and work in the sector! You wouldn't walk up to a random development otherwise and offer help for free, stop being so bitter and live in the real world

Part of my work remit includes pitching and trying to win work, so I never expect to be handed an automatic/God-given right to become involved in a project close to my heart, however, that will never stop me airing my views on this topic, because I have relevant experience in delivering these schemes, and there will always be a possibility that it will take volunteers like me to help this Club off it's knees when the wheels eventually (possibly inevitably) come off once and for all.

Oh, and by the way, the reason I keep airing said views, is because I live so relentlessly in the real world, and I know how difficult this scale of development will be to get through planning, let alone be financed and built.

You always make it sound like you where disappointed personally because Ron Martin didn't want to work wth you.

Yes i live in the real world also, I understand it will take work to get through development of this scale, but what do you think the development team would of being doing for the past year? Sitting on there arse hoping to get approval? Obviously you know that they would of been working closely with all relevant parties to get a design that suits everyone and most likely to get approved.

Take the chip of your shoulder and start looking forward rather than in the past. Mistake have been made yes and bad decisions etc, but this stadium will happen and we are getting closer and I besiege have the right people in place currently

Don’t call me stupid, that is uncalled for. It is clear what he does for a living, he mentions it enough on this and other threads. As I said, just because he does that for a living doesn’t mean he can expect the club to work with him.

SOUTHEND United FC’s proposed football ground move could be bigger than originally anticipated, it has been claimed.

According to Property Week, the Fossetts Farm plans could be even greater in size, with 160 shop “units” built into the north stand of the 21,000 seater stadium.

These would be in addition to flats already planned in three surrounding tower blocks.

The trade magazine says the homes for rent at the stadium will allow the owners to keep control of the development.

Plans were unveiled to the public last year, with the first phase including 35 retail units, a 12 screen Cineworld, 10 restaurants, and 240 apartments in three tower blocks.

The first phase included three sides of the stadium, while the second phase, included a 134-bedroom hotel, which will be attached to the west stand, will have 48 rooms doubling as private viewing boxes on match days.

It will also contain a conference suite for more than 900 people.

A plaza outside the stadium will have a huge plasma TV, pre-match entertainment and fast food.

Property Week also speculated that there were advanced talks with the Hilton in regards to the hotel.

A spokesperson for Hilton said: “Hilton is in an exciting phase of growth, and we’re exploring a number of locations across Essex and the UK in which to introduce our brands.

“However, we currently have no confirmed projects in Southend.”
