I have heard from people with, I suspect, far more expertise than some on here that push comes to a shove, the covenant could be unenforceable. Think of it as a comfort blanket if you must, but don't rely on it totally.

It was a councillor with no legal background who did not give any detail on how he came to that conclusion. For me with out knowing more detail it is a valueless statement. With more detail it may become meaningfull one way or the other.Word. I tried finding the quote, which was a good 4(?) years ago, but no luck. Of course this guy could be totally wrong...

Demolish the East and replace with cantilever stand thus giving not only an uninterrupted view but also better facilities ,Remove seats from South lower thus giving a better view whilst actually increasing capacity.
Would also be tempted to remove seats from the entire North bank again allowing for a better view and increased capacity.

Agreed Mick,
Some on here believe the covenant is the be all and end all and whilst in place RH is safe,Meanwhile in the real world the site could be worth up to 100 million once developed whilst bringing in much needed employment and housing for many.Money and progress go hand in hand and nothing will stop it.
My personal view is FF and RH will eventually become housing estates whilst the club will ground share ,The council will insist once a phase of property has been sold then work must commence on a new modest stadium.

What on earth are you building on it in the real world to justify a valuation of £100m?
The ground plus the car park could easily house umpteen blocks of 3 storey apartments,Lets say 100 square feet per build containing 4 flats per storey,How big is RH and the car park..5 acres ?
